The Telangana government’s chief secretary, Somesh Kumar, has been observed recently issuing directives to amend specific sections of the regulations under Government Order No. 135, dated September 16. The government will now provide seven slabs instead of the four that were initially introduced in GO No. 131, dated August 31, as in the previous LRS plan from 2015. Update On 26th Feb. 2024: candidates by March 31, 2020, in order to be considered for a regularization layout

Telangana LRS Scheme 2024 Objective
The chief secretary added that when they released the latest information about the regularization fees, they did so while taking into account the volume of requests that the state’s citizens were submitting on a daily basis. The exorbitant regularization fees left every state citizen feeling extremely let down. In comparison with the new adjustments implemented a few years earlier, the regularisation charges for the LRS scheme, which was introduced in 2015, were incredibly low. Several MLAs in the Assembly on Wednesday also made note of the same concerns. Minister K.T. Rama Rao addressed the matter in the assembly as well, stating that the regularization fees would be made comparable to those found in the 2015 program.

Regularisation Charges of Telangana

- Twenty percent will be applied to sub-registrar values for square yards less than Rs 3,000.
- Thirty percent, between Rs 3,001 and Rs 5,000
- 40% of the amount between Rs 5,001 and Rs 10,000
- 50 percent of Rs 10,001 and Rs 20,000; 60 percent of Rs 20,001 and Rs 30,000; and 80 percent of Rs 30,001 and Rs 50,000
- Sub-registrar values will be 100% over Rs 50,000 per square yard.
- Pro-rata open space costs at 14% of the plot value as of the registration date of the plot shall be charged in lieu of the prevailing rate as of August 26, 2020, if 10% of the allotted space is not available in the unapproved plan.
- The NALA fee (for the change of agricultural to non-agricultural land use) is included in the LRS regularization charges.
- Applicants for LRS are not required to pay an additional NALA fee.

Rules for Telangana LRS Scheme 2024 Application
Every applicant submitting an application for the new program must thoroughly read and abide by all requirements.
- A minimum of nine meters should be the width of the road.
- The road width may be six meters in the event of fewer than 100 square meters or weaker section layouts.
- In the event that the necessary road width is not available, the scheme will maintain water bodies while requiring the same depth of widening on both sides.
- Plots or layouts resulting from the implementation of land ceiling legislation, land disputes or claims over the title, boundary conflicts, etc. are not covered by the regularization measure.
- Prior authorization from the district collector will be required for assigned lands.
- Even if a small number of plot owners request regularization under an unapproved layout, the competent authority’s approved layout pattern will still be used.
- The only documents the applicant needs to provide are copies of the sale or title deed.
- The general power of attorney or the agreement of sale shall not be regarded as evidence.
- The beds of all types of water bodies, the full tank level (FTL) of any lake, pond, “Kunta,” and “Shikam” areas are off limits for designing and development.
- Water bodies and courses will be preserved as a green buffer zone for recreation, and no layout development activity other than recreational use will be allowed within:
- 30 meters of the river course/lake boundary in an area that is 10 hectares or larger.
- 9 meters from lakes’ edges or “kuntas/shikam” areas smaller than 10 hectares
- Nine meters from the canal’s, “vague’, etc., boundaries, and two meters from the stormwater drain’s (or “Nala”) clearly marked bounds.
Telangana LRS Scheme 2024 Application Process

- Start by visiting the Telangana LRS scheme’s official website.
- You will be taken to the scheme’s homepage.
- Click the “Apply For LRS” option on the main page.
- Your screen will open to a new page; choose from On your screen, there will be two options: Indian and NRIs (Non-Resident Indians).
- After providing your cellphone number, click Generate OTP. After entering the OTP that you received on your phone, select “Validate.”
- The registration form will appear on the following screen. Fill it out completely and accurately immediately.
- After that, continue with the payment process and use your available option.
- Lastly, you need to turn in a few documents.
- If the land is unsold, you must send a self-attested copy of the first page of the registered selling deed or title deed.
- At least 10% of the total plots’ sale deeds must be submitted by the layout owner.
- Now that you’ve hit “submit,” print off a copy for your records.
